So first of all, there is no complimentary breakfast like stated on their amenities list. There was four muffins and a thing of brewed coffee, i was very upset with that. Most places offer eggs, oatmeal, even water. The room linen was very uncomfortable, there wasn't even a blanket, just a heavy sheet. The towels felt like rubbing my skin with sand paper. Other than it being cheap and in a nice location, i will never stay at an Americas Best Value again.

Worst hotel I ever stayed in entire life

Not bad considering the price, but the breakfast was just terrible. They only had a coffee and a muffin, and i dont drink coffee.

This was the worse hotel I have ever stayed at. It smelled terrible and the bed linens were worse. The comforter had a hole bigger than my fist, the blanket had burn holes in it as well as the sheets. The towels were so small that youe needed two just to get dry. I will never stayed at this hotel chain again!

bed was comfortable and room was clean. Too many lights out in lobby and halls. Looked like one row of lights in hall were all out, almost like on purpose to save electricity.

We just needed a one night room so we chose this hotel for their location. It was a good stay for a good price!

Comfortable, nice...need to work on the morning coffee served in lobby

We just needed a place to spend the night that was clean and safe. This is very clean and very reasonably priced for the area.

Perfect location for my work, I knew I would only be in the room for a short period of time.It was great for the price.

The rooms are extremely small and the toilet flushes so loud it's ridiculous. The continental breakfast is also a joke. But if you just need somewhere to lay your head, it's fine.

Room was small and poorly decorated. The blanket and all the decor looked outdated, but the room was very clean, and the bed was comfy. It was a nice stay for the price.

I have stayed at this hotel previously and it was great. VERY VERY clean throughout hotel. Rooms are spacious and airy.

Great location. Near lots of restaurants, target, gas stations

The attendant in the evening was incredibly rude and unwelcoming. The bed was very uncomfortable. The contiental breakfast was a joke! I will nerver make this mistake again...

no pool, some language barrier problems with owner, they did upgrade to a double room with no hassle because Expedia screwed it up. Most disapointing though....their "continental" breakfast consisted of coffee and i variety of cream cheese danish.....ahh yeah that is not a continetal breakfast!

I THOUGHT THAT THE LADY THAT CHECKED ME IN WAS RUDE AS SHE COULD'VE BEEN. ASKED TO GET A ROOM WITH 2 BEDS, AS THERE WAS NOT THE OPTION ONLINE, AND WAS TOLD THAT THEY HAD THEM, BUT SHE WOULD NOT GIVE ME ONE BECAUSE THAT WAS NOT WHAT WAS BOOKED EVEN THOUGHT THEY WERE NOT AN OPTION ONLINE. BREAKFAST WAS A PIECE OF BREAD AND SOME COFFEE..... WHAT A GREAT CONTINENTAL BREAKFAST.... SHOWER LEAKED ALL OVER THE FLOOR, BASICALLY WAS A GOOD CHEAP ROOM, BUT GET IT RIGHT ONLINE...

WOULD STAY AGAIN.

This is my first time in Texas where I am moving to.Staying in this hotel was tolerable because of the gracious and nice couple who manage the hotel but.SO many little things were wrong like old pillows,blankets with cigarette holes was given to me ,cracked floor tiles in the bathroom.And DON'T be fooled when they say" breakfast provided".IT SHOULD be continental breakfast it that?

We have stayed here before and service was ok and the room was good this time it was not all that great room was not very clean and staff was not very welcoming. Asked for extra towels and was treated very rudely. Not planning to stay here again.

If you want a peacefull, clean and cheap hotel this one is for you. The people at the counter are hardly in the front but they could improve their breakfast choices, all they provided was muffins and coffee. The location is great close to resturants and clubs.

Location- Perfect, the neighboorhood was beautiful, all around the hotel there were restaurants, very convenient! The hotel itself was wonderful for just a few nights of stay, my room was clean overall and i did not have any problems. Eventhough i only used the room for shower and sleep it was very comfortable and i was not scared of the place. I would go back there when i visit Addison again! it was a great stay for me and my girlfriend. For what i paid a night i was super comfortable!

A "dorm-style" hotel wasn't quite what I had in mind, but I guess I shouldn't have expected anything else for a cheap buck. In all fairness, staff was friendly and they did their best to keep the rooms clean. Still, the smell was just moldy, dusty and uncomfortably, and even though I usually don't have allaergies, I was sneezing and felt stuffy all morning. It was also hard to sleep with my window facing traffic and having to listen to the TV in my adjacent room since the walls are so thin. If you just want a place to crash after a night of drunken fun - and you can sleep through anything - I guess the hotel would suffice; otherwise, I would go somewhere else.

I made a reservation last minute over the phone while driving to the metroplex area. We didn't arrive until after 1am and still didn't have any trouble. I was very surprised at the condition of my room considering the rate per night! Down comforter, large shower, good sized room with refrigerator, microwave and everything that I didn't expect to have for that price. It is a smaller hotel but in a great location in Addison, TX near many restaurants and not to mention just minutes from I-35 and the Dallas North Tollway.

This is a nice hotel if one is on a business trip or a short weekend stayover like we were.

For guys staying alone, or just anyone that only cares about a bed to sleep on, this is a great place to stay. Nice and centrally located, fairly close to everything. My first night there was kind of noisy, I suspect from other guests, but the second night was peaceful. The only quality item here was the bed and the shower (nice hot water). Only wi-fi access, no LAN connection in room. Standard def television, not an LCD.

The place was very easy to find and the parking area was brightly lit. I was surprised at the quality and cleanliness of the rooms considering the price. My kids and I were very comfortable.

This hotel has a very convenient location. My stay was not horrible. The people are nice and friendly. The elevator does not work and the shower had black mold all over the walls.If you are looking for luxury, this is not the place for you. If all you need is a bed and a hot shower then this will do just fine for the price. Overall is was moderately mediocre.

CLERK COULD NOT EVEN COMPREHEND RESERVATION SHEET WITH COMFORMATION # ON IT AND HAD ME TO CALL HOTEL .COM TOO CONFIRM MY OWN RESERVATION--ROOM REAPED OF BLEACH SMELL--REFRIGERATOR UN PLUGED, WALL A.C. LOOKED TO BE FALLING OFF OF WALL-BROKEN SHEETROCK-WALLS SPOTTED WITH PATCHES & NOT PAINTED, TOILET SEAT BROKEN & LOOSE, WRONG LID ON TOILET TANK--NOISY WHEN FLUSHING, NITE LIGHT BY BED NOT WORKING-BULB?--TOOK 2 TRIPS BACK DOWN TO OFFICE IN ORDER TO GET A KEY PAD THAT WOULD WORK--IF I HAD MY WIFE WITH ME, SHE WOULD HAVE WALKED IT-NO MATTER OF OUR FAMILY MEDICAL EMERGENCY---WAS LON FLIGHT FROM FLORIDA TO TEXAS & THEN DRIVE FROM AIRPORT, TO GET THIS SUB-RATE ROOM

I was very disappointed in the breakfasts at this hotel. Coffee and a few sweet rolls was all there was. No juice, fruit, cereal, bread for toast, or decaf coffee.

The rack where the Iron is supposed to be was not there. When I asked for one they gave me one with black melted stuff and he said they were all like that. No ironing board. I asked for coffee and he said only in the morning.

My stay was fine. The neighborhood was a bit seedy seeming but not really dangerous. The room was older, but comfortable. The breakfast was lacking and consisted of a few pastries which I can not eat (gluten free) and some not so great but not so bad coffee. If you need an inexpensive stay, then this works.

Rude staff!

I like a quite room with convenience available in the neighborhood and I will definately stay again and my wife and I liked the friendly people.

Our experience would have been more pleasant if they received our Hotels.com reservation sooner and had cooled the room down before we arrived. The clerk at check in was not too friendly, but the check out clerk was super nice and very friendly. It was a good price to stay in a safe and convenient location.
