Hotel was very loud and activity in the morning kept me from being able to sleep. Conditions of room was not good dirty and dated

Towels were not fully clean. Room was spot cleaned only. Dishwasher did not clean well. Beds were hard & itchy... Sheets dirty & thin. Could see through to hard mattress. Inconvenient access to room. Loud rooms & extremely small space for a suite room. Maid didnt even put the iron up. Couch hard. No cart to unload. Washers & dryers were not effective either. Overall would not stay at one of these ever again

Clean comfy rooms in the arboretum area.

I was impressed by the value for the money. I was in town visiting with my adult daughter and this large room with a comfortable sitting area provided us plenty of space. The fully stocked kitchenette had all tableware including even a pasta strainer and wine opener. They thought of everything. Breakfast was very nice with multiple hot food options. We did not attend the evening social but the menu for those sounded nice also. The only disappointment was that the hot tub was permanently closed, as in filled in with concrete. We had hoped to soak after canoeing in Lady Bird Lake. The Domain is just across the highway for plenty of shopping and dining.

For the price it was a great bargain, Room was spacious and clean. I liked having only 8 rooms per building. This limited the noise factor - a positive. Location was good - close to Mopac and Hwy 183.

Conveniently located to shopping and dining and access to major freeways. Our room was noisy because of the traffic on Hwy 360.

The hotel staff was very friendly, and the room was comfortable and quiet.

The staff is very friendly and helpful. Asked a staff member if a particular store was nearby. Not only did she tell me where it was she went and printed the directions. It is located in a nice area that is a short car ride to downtown. Last but not least, they have a social Monday to Thursday, free food and drinks are provided. A real nice touch.

Everything was wonderful. We voted 5 on the total experience. My husband was disappointed that not even the office could fill an ice request. You had to wait for water to freeze.

Asked for the quietest room possible. Gave us a room in the Main Building. People in the room next to us stayed up until 1:00 AM and we could hear them talking. They were not yelling just normal conversation. Could hear activity in thei bathroom until 2:00 AM. Previous stays were in another building and everything was perfect. Breakfast was great.

Had a great stay and would come back again. Staff was friendly, room was clean, and very modern.

Kids loved it! We will definitely stay here again. I recommend this spacious hotel.

Everything was great about this hotel. The staff was friendly and helpful, the room was extremely clean with everything that you need for an overnight stay. Their breakfast was good. I was a little disappointed that they offer social hours that include food most evenings (M-Thursday) unfortunately my stay was on a Friday night, wish they would have that service every night BUT most hotels don't have it at all so who am I to complain. Very particular about my bed in hotels and this was top notch and very comfortable. Pillow top mattress with extra blankets if you need them. Overall a happy customer!

Overall the room was OK. Nothing spectacular or outstanding. The pictures were nicer than the actual rooms and for the price I think I would have been happier in a cheaper hotel like Fairfield inn etc. It appears to be a "new look" but felt old. It was very convenient though and it suited its purpose.

This hotel is located right off of Mopac. Easy to hop on the highway and get around town. We drove around the building at first because the hotel looked more like an apartment complex. The girls at the front desk were very welcoming and gave me the answers to questions I had without having to ask (check-out time, breakfast hours, and wi-fi access). The hotel is separated into 3 or 4 buildings. I didnt really like this. We stayed in building 2 on the 3rd floor. The breakfast was held in the 1st building and since we were too lazy to walk over there we missed out. We were asked what floor we preferred and I should have said the 1st floor. The elevator broke down later that night when we were on our way out. Stairs + luggage = no fun. I really liked the set up of the room. There was a section outside of the bathroom with a sink and full length mirror. Worked out great with 2 girls that needed to get ready to go out. Overall it was nice. Only complaint was the elevator.

Good area, very friendly, helpful staff. Liked the building layout, but building condition was sub par. Entry door latch so loose, the door banged every time any other suite door opened & closed. Tub had a bad spot in the bottom. Bathroom size & conveinence not adequate. King bed, couch, TV, & IT all very good. Overall experience would have been acceptable, for a rate that matched the room quality. Facility is overpriced compared to other options in the same area.

Awesome place. Will stay here again when I visit Austin again. Room was clean and really nice. Close to downtown Austin and Hill counrty. Close to a lot of stores for shopping too. Loved it!

Was very nice.

The couches were vacuumed- can see when we arrived. Room smelled great like some type of air fresher. Bed was good-clean sheets and pillows not too soft. AC was great since it was not the low ones by the windows, but high ones right under the ceiling (ones you see in apts and homes) breakfast was ok, OJ was great-tasted very fresh. BReakfast consist of cereals, oatmeal, bagels, potatoes, waffles, and sausage patty.

The stay with Hyatt House was a test to see if it was feasible for our team to commute to and stay in Austin for a night or weekend. Needless to say, the stay was a more positive experience than expected; communication was great, the room was more than adequate for our needs, and the staff - including one gentleman by the name of Johnathan - was excellent.

Staying there was free of any problem!

I stayed here over the holidays while visiting my family. It had everything I needed. Now, if you're talking "wanted" like room service, non-lumpy bed, luxurious bedding, it does not have these things, but for the money it's a very good value.

We thought the room was great and wished we could have stayed longer. Love the kitchen. Will definitely stay there again.

This was an excellent value and great hotel. The staff were extremely friendly and helpful. We were trying to find area restaurants and the front desk staff were very knowledgeable and helpful. The location was perfect for getting around town. The room itself was clean and we loved having the small kitchenette. I will definitely stay here again! (and every time I come to Austin).

The layout and rooms look and feel more like university dorms or 1970's apartments. We arrived at night and were briefly shown a bad copy of the layout of the property with a brief "your room is in this building". Was not given copy then went out to find my building. Property is very low lighted at night and after going through 2 buildings as the signage is non existance by the entrances. It took me 30 minutes to find my room. Other members of our group found the property fondly and enjoyed the extra "apartment feel"

Very comfortable and well equipped

Rooms were spacious and clean. Continental breakfast (no charge) was very good. Staff was attentive, friendly and helpful.

Our stay at the Hyatt House Austin Arboretum was excellent! We had a very comfortable room with many amenities such as a microwave, fridge and stovetop. It was reasonable priced and clean. The staff was very helpful. I would recommend this hotel to anyone staying in Austin; great location too!

Was expecting something a little different , but fr the price it was wonderful and the breakfast was really great!

My stay at this Hyatt House was great! The staff is super friendly and helpful. I had a couple of issues with the internet that were fixed right away, and with a smile. The hotel itself is well kept and clean, and is great for business travelers staying for a few nights in the Austin area. The hotel has quick freeway access, so even though I missed staying closer to downtown, it was only a 15 minute drive.

Love the kitchen great for a long trip! Quiet and very neat!

I had a problem with the AC, and they took care of it immediately. I was very pleased with their service.

Large room with full kitchen, living room and king size bed. Doesn't get any better. Oh, and just blocks from a great shopping area...

Loved the setting overlooking Town Lake. We sat out on the patio in the morning and the evening. Hotel and room were beautiful. Breakfast staff was very accommodating and the included buffet was delicious. Reception/check in staff fantastic. Bar server was OK. Parking fees a little steep, but I can understand due to downtown location. But the in-room wi-fi internet fee of $13 seems unnecessary for 2012. Most hotels offer this complimentary now and expensive hotels definitely should. Overall, I'd stay here again.

I would like to comne back again sometime and stay in Hyatt House

Excellent, comfortable bed, great shower/water pressure. Kitchenette well stocked with needed utensils. Staff was courteous and helpful.

As there was a youth soccer tournament in town (Three buses were being loaded as we left) I think that the room directly across the hall from the breakfast room was a poor choice for the staff to put us. The kids were in the pool until eleven and then in the halls as soon as breakfast was up and our room was in between both hot spots. Otherwise the room was nicely appointed and very convenient to restaurants and shops.

We travel many times during year, we like to stay at Hyatt, not all are the same, but here the personal is friendly, rooms are clean, in a quiet zone, and hot breakfast nothing better!!!!

This hotel has a very friendly staff that catered to all of our needs. The hot breakfast is good and offered a wide variety of choices for our family. The room was very clean and had great amenities: full size refrigerator, stove, microwave, and a large, flat-panel TV. The area is great for dining and shopping where there are many great and well-known restaurants and stores. There is also a nice movie theater around the corner with IMAX..
