The hotel room we had had problems with the door locking from the outside, service was ok but could use improvement.

Nice, simple, fast

It was a great location, price and the cleanliness of the room and hotel was spotless,.,perfect. The only negative was the building has foundation problems that cause the windows and door to not close properly with an air gap at the bottom when the top is closed. The staff was great and the room layout was perfect. You can't beat the price.

This is a perfect spot, comfortable bed, great staff...and I felt a little queasy walking in my bare feet on the grubby rug. That didn't stop us from being glad we stayed there!

this hotel was exactly what we needed for a stay in Austin. Convenient to downtown, Town Lake and South Congress. We rented bikes and biked everywhere we needed to go except for a concert which was a short cab ride away. The bathroom is in need of an upgrade but over all the room was roomy and quiet.

Extended Stay is a great value. . .for one or several nights. This location is just across the Lake from downtown or a short stroll around the block to SoCo. Nice folks and efficient place to stay with a great price.

The hotel was over-booked by 5 guests by the time that we arrived. Although we did receive a room, it was not a room with two beds as was requested. The hotel did not have a roll-away available, which led to one of us sleeping in a chair. The room did not have an iron, and the staff had to hunt one down for us. The rooms also advertised wi-fi, which was not working. Although the hotel was close to the Capital, which we needed on this trip, I would recommend finding another establishment.

We had about 20 rooms reserved for guests for our daughter's wedding. From the very beginning, there was confusion, rudeness, and poor management. The groom, the photographer, and others had trouble checking in even though rooms had been guaranteed with credit cards. At one point, 3 hours before the wedding, the clerk was insisting the bride come to the hotel with her id. Not happening. One guest checked in and the room was not clean. Told it would be cleaned later, came back after the wedding and was not clean. She was comped but still! Very unfortunate as the location is great.

Although the location is good—very close to the SOCO district and convenient to downtown—the hotel itself is run-down, with cheap and old furnishings and literally no frills. No gym, no pool. Bathtub/shower grout is blackened and cracked, carpet is old, chairs in lobby (OK it's not really a "lobby") are stained. Oh, and you better bring your own shampoo & conditioner because they only give you shampoo that's basically detergent in a tube. (When I asked for conditioner, I got a look as though I'd asked for gold bars.)

For an Extended Stay hotel this was a pretty decent one. I have stayed at numerous different Extended Stay's that havent been so great. This was right across Lake Austin from the downtown area, and it was a short walk to 6th street for the night. I would definitely stay here again if the price is cheaper than the other hotels around. The only con I would say is that the beds were pretty firm, but still better than the floor! :)

The staff was friendly, great location, but our room smelled like a musty, moldy basement. I don't know if it was the carpet or poor ventilation.

Rooms not very clean but great location

Hotel room was clean. That is all I wanted. Clientele was not the best.

The best value with easy walking access to downtown, town lake trails and congress st. And free parking. Amenities are sparse, but it's clean, well-managed and rooms on the back face the woods ! Quite a blessing on upper floors.

Everything was good

exterior of the hotel was very nice. Room was just what we thought it would be as far as unclean bathroom floors, the stale smell of pot and unclean past tenants. For the price though we didn't complain about any of these items. We just sprayed the beds and brought our own linens.

There was a smell of smoke in the entire building & room; The service was wonderful, the "To-GO Breakfast" is nice; the location was wonderful, front desk was friendly & helpful. Thanks

Since the kitschy/inexpensive Austin Motel (up the street) was fully booked we decided to try this hotel. It costs about $40 more per night but is not worth that. The location is GREAT- walking distance to the action on South Congress and Downtown, etc. However we had several issues with our room/stay. The air conditioner didn't work, the toilet didn't completely flush, there was black mold in the shower and the shower curtain didn't even reach down to the tub (water everywhere.) Also- our flight arrived in the morning but they do not allow any early check in -nothing before 3pm. (Most hotels allow early check-in.) The boss lady at the front desk was "friendly" to me but rude to her co-workers. Other than all of that the room was comfortable with good kitchen facilities and "grab and go" breakfast for free. I probably won't stay here again.

Great location

Good location but suprisingly dirty. The caulking in the bathroom was black in places and gave an overall feeling of a hotel on the decline.

excellent as always and perfect location for downtown and S. Congress sights and sounds

The hotel was just ok, the proximity to the Palmer events center and downtown, and the price made it worth the stay. Our room was not ready upon check-in time (3 pm) so we had to wait a few hours. The room was just average. The tub was dirty but it appeared to be permanent mildew, like they needed to re-grout the tub. Also, the electric outlets didn't work so good luck charging a phone. Staff was friendly at least.

Great Location & good service

It was okay in other respects but the cleanliness of the room wasn't up to my standards. There was visible mold surrounding the bath/shower even though it had clearly been cleaned prior to my arrival

It is a great location, walkable to downtown, First street, and the park, but our room was so dirty when we got there. the bathroom was filthy, and room service never showed up the 2 days we were there.

Great, but shower was not cleaned properly. Found mold on mat and shower walls. Carpet was dirty and stained.

We chose this hotel for it's location. The provided breakfast was minimal. Friendly staff.

I stayed for carnaval and it was great. Walking distance from the event, large rooms with small kitchen provided.. Great for pre-parties. Nice staff and no problems. Where not bothered like in other hotels when it was time to check out. Great spot surrounded by cool places to eat. Staying here again!!

The hotel was good for the price I paid. I liked how the hotel came with a small kitchen. FYI: It's $3 extra for room service to clean your room. It didn't really bother me because I kept everything clean. The location is a great location it's near sixth street so you could walk but taking a cab is the best.

This is a low-key, medium quality hotel with great price to value ratio. The staff are friendly; the room was clean and comfortable; free wi-fi works in the room; and the full-size refrigerator, microwave, stove top, cook wear, and kitchen sink are excellent for minor food preparation. The "free" breakfast is granola bars, packaged muffins, oranges, instant oatmeal, and coffee. The hotel is located in a non-threatening area with an easy 1 mile walk into downtown. It is also located within a block of several bus stops which can take you all over Austin. I would certainly stay here again.

The rooms are clean and water hot! Great deal for the price!

Great location, decent hotel. A cabinet door in both the kitchen and bathroom were loose on the hinges when we checked in, but I called the desk and someone came up right away to fix them. The grab and go breakfast wasn't good - prepackaged muffins, limited fruit (only oranges the whole week we were there), coffee, tea, and instant hot cereal. And despite the fact that we were in a room with two double beds, there were only 3 sets of dishes and silverware. Rooms were very quiet at night (wasn't there during the day, so can't say about then).

I booked this room because it was near where I needed to be and the price was right. The front desk isn't overly friendly, walking into the hotel you just feel like you should've booked the other place. The room was ok but the bath tub had a leak and thus dripped all night for both nights of my stay. The neighborhood is decent, surrounded by a lot of hip places to eat, drink and relax so if you're not gonna be staying in the actual room very long it'll do.
