Great rate for a suite with kitchenette, but nothing special and a tiny bit run-down. Still, staff was friendly and I have no real complaints.

We stayed 3 nights at this location on vacation. Room was clean and well stocked. Apprehensive about 1st floor accomodations initially, but without cause. Room was quiet, hotel well maintained, staff very helpful. Close to our intended destinations and restaurants within walking distance. Safe neighborhood. Overall, great hotel for price!!

Room was very tiny. The plug where the room coffee maker was turned out to be dead. Spilled water in the coffee maker when I Had to move it to a plug that actually worked. Hot water handle in bathroom sink was broken, and there was a live bug in the sink. Positive side-very good breakfast. Easy decision to cancel second night of our honeymoon and move to a much nicer, spacious room for just a few dollars more.

Nice comfortable rooms; great value and nice staff.

Friendly helpful staff. Clean facility. Bed a bit soft, but still comfortable. We'll stay here again when in Dallas.

Very pleased with my overall stay! Staff was very kind and courteous and not a bunch of robots or rude people. Room was very pleasant and comfortable and didn't break the bank. Will definitely stay there again if I ever need to :-D

visiting the area as I might be moving there next year had an overall awesome experience- great room, friendly staff, awesome location!!! will definitely stay there again and highly recommend it to everyone else.

You don't get someting for nothing. So, knowing that I was not paying for a 5 start hotel, I was happy with the overall location and service. The room was clean and the breakfast was good. It was only a block away from my convention at the Marriot and I saved 50% from their rate. A good deal if you are in the far North Dallas/Addision area.

Good location. Near a lot of restaurants. Only drawback - a lot of street noise at night

we thoroughly enjoyed our room, the staff were great the room was clean and refreshingly cold from air conditioner. will stay there again when we go in a few months

The hotel was a good value. We did have to change rooms. The 1st one was on the 1st floor and smelled musty. The second floor room was better, but the fixtures in the bathroom were loose and the bathroom fan was very noisey. The rooms were very clean and well appointed. I would stay again. Nice TV. Comfortable beds. Great breakfast. Staff friendly.

Very large, clean, comfortable room in a great location and the price was awesome.

parking was pathetic. everything about the hotel was too small. clausterphobic should describe it. the breakfast made me sick to my stomach so something wasnt cooked right. the room was what they called a suite i guess but was only one room with two queen beds and no pull out sofa. not what i would call a suite. will never stay there again. beds were very comfortable though

Checking was smooth, the room was great. We were not expecting it to have a full size fridge. The neighborhood was filled with great restaurants and sites to visit. We'll definitely be back again!!

Staff is extremely friendly and great. Rooms are great. I really enjoyed my stay, felt totally comfortable and unexpected nice rooms. You definitely get more for what u pay. Plus when the employees were nice which is rare to find nowadays.

This hotel is perfect for home comfort. Room provides kitchen with eating utensils, plates, glasses, wine glasses, pots & pans, and even a dishwasher. Housekeeping will even do run your used dishes through the dishwasher when you are away. However, the toilet was disgusting and made it hard for me to be comfortable during my stay. I had to keep the lid down the entire time just to get ready in the bathroom. PLEASE CLEAN THE TOILETS.

I enjoyed my stay. The room was very comfortable. The kids had room to play and relax while I made breakfast for them. I will definitely stay here again, especially for the reasonable rate.

Really nice kitchen/suite hotel, except internet connection is unreliable. Whether it's the internet service provider or the system in the hotel itself is irrelevant. This past trip the connection failed 2 days in a row; on one of those days the service was lost for several hours.

My stay was wonderful!!!!! No complaints @ all

The location was worth the condition of the hotel. It is a few blocks from Addison Circle, and right off Beltline. The location is within walking distance of many restaurants and even a dueling piano bar. The staff was friendly. The complimentary buffet breakfast was nice. My only complaint was lighting in the room. It was like being in a dungeon. It did not help that our window opened up to a brick wall. Our room had two queens, and a full sized kitchenette. The beds were fairly comfortable, and the bathroom was clean. The room was a good size. It is a bit rundown, in my opinion, but the location made up for it.

This hotel is a franchise and is a horribly remodeled hotel. The hallways smelled stale, the carpet was old and stained. Just not very well maintained. The Room furniture was stained and old. it was small and cramped.. The desk chair provided was horrible. We requested a queen sized bed and was told it was a queen, but what it REALLY was; was a full sized bed. It was horrible! My husband and I were uncomfortable all night. The bed had a horrible mattress. When I contacted the front desk about the room, we were told it was their standard sized queen. I ask if we could switch room, because the bed was just to small (I'm 5'11" my husband is 6'6") we were told they were out of rooms. So bad sleep for both of us. The Staff: some were friendly, but most were so so. We left out of our room after noon (12 PM), to go and get lunch. We saw the housekeepers in the hall. We think ok, they will still clean our room. Nope! Nothing. When I called front desk for a few more towels (we spilled a drink) I was told that housekeeping was closed and I could get new towels in the morning. Great! But that does me no good right now. Simply put , not a good experience at all. If you just need a place to lay your head, then this is it. They say you get what you pay for, well, from here on out I'll pay the $10-$20 more and stay at a Marriott or Hilton.

my stay was pretty nice except for a couple of problems with the A/C making weird noises in the middle of night and the sink not draining properly.Happy hour was included with my stay.Pizza rolls served with wine and beer,Well??? It must a sign of the time!! Breakfast prepackaged eggs and sausages,yogurts,waffles you make yourself.NOT BAD.The staff was great.

Although the staff was very nice, I would not stay here again. The hotel is old and needs some.....heck, I don't know what you could do to it. There is one elevator that looks more like a service elevator and the halls always reeked of the dinner someone else had. Also the front entrance isn't automatic which makes it a bit awkward when handling luggage.

Rooms very small. No dresser to put clothes, had to live out of suite case. Housekeeper did not honor the sleep notice on door, knocked anyway.

The morning staff at the desk was not super friendly, the rest of the staff was. Location was great, parking space was adequate, the room was AMAZING, and the breakfast was great. Will defiantly stay here next time we are in town. Don't hesitate to book!!

The location is ideal for our stay. Plenty of restaurants within walking distance. Our stay was short, but very comfortable. Will definitely stay here again.
