Ahh - what a great place. Love the room, the bedding, the balcony. The bath was great and I loved the bath products. Overall great stay. The beakfast was pretty good too, but only oatmeal is hot, the rest is pastries and fruit.

The river view is fabulous and rooms are comfortable bathroom spacious and will exceed your needs.

Checked in, assigned to a king room, for 4, but were immediately and without issue provided a double queen room. Comfy for our one night stay. Front desk and valets were awesome! wE will COME BACK!

the location was out of the way...the service and staff very nice and helpful. The restaurant was very mediocre and expensive...we didnt care for the food. the rooms definately were not 4 star....not in our estimation, anyway.

Excellent location- loved the walking trail along the river. Spa amenities and continental breakfast were superior!

I love this hotel and have stayed here many times over the years. They are now under new management which seems to be good. The morning complimentary breakfast they provide is even better than before and you still have the option to use some of the spa facilities during your stay. The one thing I would recommend is a refresh of the rooms, i think the mattress in my room needed to be replaced as it was extremely lumpy and it's time to update fixtures and electronics to maintain their competitive edge.

It was a really fantastic experience for the price. The staff was great, and the room was very comfortable and clean which is important to us. The only drawback was the parking rate. It was a little expensive for parking a car.

One reason that I stay at Rivers Edge (formerly Avalon Hotel & Spa) is for the convenience of the continental breakfast right on your floor by the elevators. I could pad out in my slippers and comfy sweats to get coffe, etc. New management has done away with that and now you need to get presentably dressed and go to the first floor spa area for the breakfast. Also, more than 50 guests on my first full day there had no hot water!!!! That was fixed on the second day of my stay. The desks and some of the other furniture in the rooms need to be freshened up or replaced. I love the look of the rooms, but the desk tops are very worn looking. Still love the river view, but now the prices are going up!!!! So, i'm less happy because of the changes by management and had to pay more for the room. Not going in the right direction, i don't think.

This hotel is off the beaten path a little bit, but it is very close to Portland's excellent public transportation system, which is easy to use and very affordable. Another plus is the continental breakfast... it's not your typical food. The spread includes home-made baked treats (the banana bread was more moist than my mother's!) and a delicious house-made granola filled with nuts and dried fruit. We loved the fact that the breakfast is available right at the elevators on every floor, so it's easy to pop out to the table for another cup of coffee or a glass of orange juice and pop back into your room.

Hotel staff were really nice. BUT $20/day to park and you can't park your own car. No microwave or refrigerator. Furnishings a bit shabby for the price (worn desk, end tables badly repainted) Breakfast was OK but nothing hot and all carbs. I would stay there again but wouldn't pay full rates. Didn't use the spa facilities so I can't speak to that.

Hotel is by nothing. But there is a nice 2 mile running trail behind the hotel.

My husband and I have stayed at many hotels and I have to say this was the most comfortable and peaceful place yet. The rooms were spacious, clean, and quiet. We had the hill side view that overlooked downtown Portland, probably not as pretty as the river view but we were pleased. My husband is still commenting on how high the shower head was, his highlight of the entire room. The bed was unbeleivably comfortable, I didn't miss our bed at home at all. Don't like the fact they charge for parking ($19/night) when many other hotels don't charge. The hotel is also off the beaten path, south of downtown, with a 5 minute walk you are at the rail. I was by myself during the day and felt safe walking to the rail (the path isn't appealing to the eye). Also, no free shuttle/limo to and from airport. Overall, I give it 4.5 stars out of 5.

Wonderful river view, lots of thoughtful touches in room. Location is somewhat off, in an office park, long walk to transit. But I would definitely stay there again.

This was a great place to stay. We stayed overnight in Portland after going to a Blazer game. This even included a free breakfast. No mater where you park in Portland, you have to pay for parking (around $19). It's close to downtown and around 15 min from the Rose Quarter. The beds were nice also.

We really liked this resort and would highly recommend it. We had a riverside view on the 4th floor. My wife and found it very relaxing to sit and watch the river. I would stay here again.

Spa was amazing. This is the perfect hotel to stay at durring a stressful business trip. Parking costs $19 per day, which is so absurd. The price of the hotel is enough they should adleast include parking.

Very helpful and friendly staff. It is convenient to be able to walk to catch the light rail train to go downtown to restaurants and shopping. Breakfast each morning is a nice feature. Spa visit was lovely.

I was upgraded to a river view room which was very nice. The room was large, comfortable and clean. As other reviewers have noted, the $19 valet parking requirement is outrageous. You can park within a few blocks for free however. There is an out of business athletic club with a large parking lot if you take the first right turn after you turn off Macadams Ave. Also, the hotel has zero sound proofing but if noise doesn't bother you, the rooms are otherwise quite nice. The breakfast was very good although it was all carbohydrates. Coffee was good. I got a rate of $80 through hotels.com. Not sure I'd book at much higher rates since this hotel is a bit out of the way and you have to drive everywhere. The trolley does have a stop outside, but that will take you about 30 minutes to get downtown.

I had a great stay at River's Edge for the President's Day weekend. Everything about the trip was great. The rooms are spectacular with a very beautifully designed bathroom. My only disappointment was the valet charge. At check-up, I was NOT told that I would have to pay for any valet service fee. The hotel does not have on-site parking and according to the valet, the nearest street parking is about 4 blocks again. At check-out, they tried to charge me $19.99 / day for parking, which to me is ridiculous. I already paid for the rooms upon booking and finding out about extra fees made me very upset. The only positive that came out of it was the manager waiving the fees for me. If it wasn't for that, I definitely would be unhappy with this hotel. Will I stay there again? Not at the rate they charge for the room plus the valet fee. That's just a little too high for me to pay for a room.

It was fine, but room was small and internet wi-fi was horrible the entire weekend. The cost of uncovered valet parking is pointless but they force you to valet.

It was comfortable & clean; the staff was friendly. I do not know anything about the surrounding area (which the survey does not allow me to state) - I did not walk or go out near the hotel. Definitely did not have a room with a view. We went to restaurants that were recommended by friends. We selected this hotel because of price, breakfast, parking, and reviews. Thank you ~ all was above satisfactory.

I really had mixed feelings about my overall experience at River's Edge. Things I liked: friendly people (front desk/valets), great service, and top of the line workout facility. Things I didn't like: closest restaurants are at least a 1/2 mile away, television is old school (needs to be updated) and you can't watch television in bed because you can't turn the television, and outside of happy hour the restaurant doesn't really serve bar food. Anyways, very green, Portland type hotel, but I've had better stays on business.

Great place to stay

The hotel is attractive, and the location is okay. Nothing is in walking distance, so expect to drive everywhere; in exchange for the odd location you get a decent view of the river. Valet is mandatory, which normally wouldn't bother me, except they made us wait for a long time, on several occasions, and most of the valets lacked manners -- although there was one valet who was exceptionally nice. Our room was clean and the bathroom was nice. The separate tub and shower was a nice surprise. They still have old-school tube TVs in the rooms; they seem very out of place in 2013. There is a spot for a mini fridge -- and it appears one was once there -- although it has since been ripped out and nothing seems to have been done to hide that fact. Despite being a "spa" our neighbors were exceptionally loud -- all night. Overall, the hotel was okay. Nothing great, and nothing terrible. I would seriously question the four-star rating, however. The amenities and service didn't back that up.

worst stay at a hotel in 7 years

I was shocked to find out that the only parking available was $19/day and valet only. This was quite upsetting, as this cost should be included in the price of the hotel. Ended up parking my car several blocks away out of principal. will never stay at this hotel again because of this.

Wonderful hotel with great amenities close to downtown Portland. Although it takes about 15 minutes to get to dowtown by public transportation, it allowed for a great quiet location and unbeatable access to the river. Be sure to get a river-view room (definitely worth it), and enjoy the attached spa/salon. For someone in the middle of stressful business trips, this hotel was a wonderful getaway at the end of the day.

I will never stay at River's Edge again....bathroom was nice but the rest of the room was tacky, tacky, tacky....lumpy bed - felt like I was sleeping on an incline; old tube tv; stained carpet and furniture; chipped furniture; walls soooooo thin I could hear people using the bathroom in the middle of night - I learned by the second night to keep the fan running in the room all night to block outside noises......no waaaaaaay this place is a four-star!

The room, the service and the sport facility + spa are hard to beat. The only negativ thing was the parking fee which is $19 a night.

The only thing that surprised me was breakfast. I definitely thought a hotel of such high class would serve hot breakfast even if was just eggs, sausage/bacon & toast. That's the only place they lost points to me, but service was great

WOW! I believe this word sums up what I would like to say about it. We were so impressed with the staff, hotel, room and the view! The whole package gets a A+. The only sad part of the stay was the parking. The hotel has to rent the parking spaces for all persons staying at the hotel, so in return, when you check in they tell you to have the Valet park your car for you and then the Valet has to charge you $19.95 for the night! The hotel has no other parking available. How sad is that.

The hotel is not downtown, but only about a 10 minute drive away. The location is a bit hard to find, but once you're there, the rooms have beautiful views of the peaceful river. The hotel itself is clean, cozy and the rooms are in good working order. Like I said, everything was adequate but not remarkable in a good or bad way, very middle-of-the-road. I did feel that the staff at the front desk and adjoining restaurant were cold and not-so-friendly but they were competent and got the job done. I will say that the masseurs are excellent and do a very thorough and professional massage. The spa facilities are showing signs of age and dilapidation- something was missing or broken in every shower stall (not to mention obvious signs of mildew in the tile grout) and the hot water is hit-or-miss.
