Hotel was reasonable price and room was much btr than a hotel we stayed last year at nearly double the price. Great location for edinburgh and even walking disctance to centre

Really liked this budget hotel and the staff where really friendful and helpful. The free breakfast offered excellent choice of hot and cold food and suited all the family. This hotel is in a great location, close to Leith's waterfront and has bus stops right outside affording easy access to all areas of Edinburgh. I would recommend and will be visiting again.

We arrived before check in time but our room was ready so we got in right away. We found the service very good and everyone very helpful. The location is ideally suited for travelling into the city centre because the buses stop just outside and they are frequent. Breakfast was good, with a small selection of hot dishes as well as cereals, fruit, rolls, toast etc. All in all we had an enjoyable stay. Very good budget hotel.

All we where looking for, clean, good value and excellent staff

Even though the hotel is quite a distance from the city centre it's great for the Ocean Terminal mall with it's shops and cinema and eating places. Also the fantastic Royal Britannia yacht tour - well worth a visit. There is also good bus connections to the city centre. The hotel is clean, decent sized bedrooms, good buffet breakfast and very friendly staff. Will be back again.

Overall it was a pleasant enough experience, the staff are very friendly and the atmosphere quite homely. The rooms are a bit on the small side but I expected that to be the case. The breakfast was satisfactory , but the scrambled eggs had way too much milk added to them !

Booked this hotel as it had free parking advertised. It had actually limited parking and late comers will have to park on the street (mostly unlit) with no security. The receptionist was rude and unhelpful when I enquired about the parking - told me to take it up with the agent I booked the hotel when she could have just apologised for the miscommunication.

Had a relaxing stay at the hotel. Room was clean and staff were pleasant. There's a bus stop right in front of the hotel that takes you to the city center, very convenient.

room was a bit small when the sofa was changed into the childs bed and breakfast was a bit basic but for price paid through travel agent was probably acceptable

Excellent value for money, and unlike other budget hotels, a hot breakfast is included in the price. The location is very good, close to Ocean Terminal, Brittania and the lively Water of Leith area, with a frequent bus service to the city centre on the doorstep. It was ideal for our stay to visit family in the area. The only slight issue was that for me, the bed was very hard, as I have joint problems, but this is personal preference.

Enjoyed our staff. Breakfast was excellent. The room did have a smell as though someone had been heavily smoking in it but other than that it was very good.

For a family room I thought it was a bit small. The sofa bed was already made when we arrived so the was no a lot of room left. The bathroom was a good size with a powerful shower. The only letdown was the food in the morning. THERE WAS NONE, they had run out of everything less the eggs.

Comfortable, assistant manager was extremely friendly and helpful. would love to go to Edinburgh and stay in Hollliday Inn

Although the staff where very good supplying a small fan heater this did little to improve the comfort in our room. Added to the fact that there was no heating in the bathroom. We requested an accessable room as we are both disabled, having no heating in the bathroom made it even more uncomfortable. We are very unlikely to stay in one of your hotels again. We sent a letter of complaint on our return home, we have had no response yet.

Basic hotel. Small family room, very cramped. No drawers or storage for anything, so clothes and bags on top of tables and on floor. No toiletries either. Breakfast very basic, no eggs, bacon, fried bread, mushrooms etc. the usual you'd expect from a buffet breakfast. Staff were very miserable. Upon checking out i just got a grunt when handing my keycard back. Instead of maybe a 'how was your stay', or even a 'thankyou goodbye, come again sir'. Bit dissapointed really. Good job edinburgh is so fantastic to make up for hotel.

Stayed during the Edinburgh festival so was always going to be expensive but the reception were quick and helpful. The hotel made for an easy going, convenient and very comfortable stay. One bus runs from just outside the hotel and takes you right into the centre of town. Will continue to stay in Holiday Inn's if the service is a reliable is this one.

Lack of television channels and weak signal meant tv was not worth watching. I paid for a weeks Internet connection but it kept dropping out and freezing. Lack of staff at front of house meant waiting for longer than acceptable for book in and bar.

The staff were friendly and very helpful and the atmosphere was very welcoming. The bus service to the city was frequent and convenient and the hotel staff took great trouble in helping guests with directions and details such as bus fares. The breakfast was varied and good quality and generally great value for money. I would certainly stay here again.

Stay at the Holiday Inn and you'll pay a lot less than those in the cruise liners tied up not 100 metres from the hotel....and have all the facilitiesof Edinburgh a short bus ride away. Clean, functional and everything you need, including a hot breakfast.

The location, room & staff were great, but it was spoilt by roudy stag and hen partys on both nights.

The location is good, close to the mall and Britannia yacht. Easy access by bus. The front desk staffs are friendly. However the room is small especially when the sofa bed is in used. At the first night, water drips from AC, the sofa bed is higher in the middle (cause backache) and the TV channels keep missing every couple of minutes. Then they moved us to the other room. But the AC was not working at all. I phoned the front desk and she promised to send technician but nobody showed up. Report to the manager the next morning. He just explained the room has the new pump which is not my concern. We just need AC working and front desk that can keep her promise. So I conclude the hotel is not good value for money compare to our stay in Holiday Inn Riverfront Glasgow.

We had a short stay in Holiday Inn Express, and found the experience very satisfying. First Class Reception Staff, particularly the Manager on duty on Saturday 30th June. We will certainly use Hotels.com and Holiday Inn Express in the future.

Hotel and staff were of excellent quality. Bus stop right outside very handy for getting around the city.

Hotel is well located with new shopping centre across the road which has a good selection of resturants and shops. Rooms are a good size but need redecorating, Breakfast was adequate buffet style, no bacon or fried eggs though, reception was friendly and helpfull, Excellent bus service into the city including Majestic bus tours just a 2minute walk away. A good experience overall

We had a really good weekend the hotel was comfortable and clean the bed was lovely, the breakfast was good though I would have prefered bacon to sausage but just my preference, the yogurt was delicious.We were able to leave the car in the safety of the car park because the bus service was so good.

Really handy for visit to Britainna and local shopping mall. Hotel and room very fresh and clean and staff very friendly. Free breakfast was very good and just helped yourself.Would certainly return and would recommend.

Stayed here with my friend for 3 nights. Great location very convenient for shopping mall and quayside and easy accessible for buses into town. Highly recommend.

We spent another two nights in what has become our regular Edinburgh hotel. We use this hotel as we can leave the car for the duration of our stay and use the buses. It is easy to get to any part of Edinburgh from there. The first night the rooms were very cold but reception soon organised fan heaters for us. As always the hotel was clean, the staff very freindly and the breakfast was good. We will use the hotel again when next visiting Edinburgh.

The new Holiday Inn Express at Ocean Terminal, Leith is great value for money. Almost new, and well appointed, this hotel is directly opposite a huge shopping mall with Vue multi-screen cinema and several restaurants. Free parking (unlike most city centre Edinburgh hotels) and a very frequent bus service into the city, this hotel at Leith makes an ideal touring base. Only minutes walk from Royal Yacht Britannia and on the banks of the Firth of Forth...and lovely free breakfast too and free Wifi in public areas! Highly recommended.

Really enjoyed our 2 night stay,great late breakfast,good selection,quality coffee,nice sausages,no bits! Excellent location,it seems there is always a bus outside the hotel when you want it-who needs taxi's! Good car parking as well,all you need at a great price.

Stayed here for a Saturday night in December 2011. 2 mins walking distance to Ocean Terminal Shopping Centre. £7 taxi fare to Omni Centre & Playhouse. 2nd stay here, can't fault anything except parking is limited and used by non guests visiting shopping centre. Payed £59 incl un-limited breakfast served until 11:30am. For Edinburgh this is good value.
