Nice bedroom, welcoming hosts and good breakfast. Big draw back unable to check out before 4PM ( !!! who else does it now days, first time ever for us !!! )and lack of bathroom in the bedroom.

after reading some of the reveiws I was some what apprehensive. I need not have been.nice reception when we arrived .room clean . a plesent over night stay.

Small guest house near sea-front. Attentive staff, clean, comfortable room and good breakfast. Beware the beakfast room is small and you may have to wait if hotel is full. On street parking nearby.

very pleasant and welcoming greeting by staff, shame about no parking on site but appears to be adequate on street parking nearby

the hotel was ok and my girlfriend said breakfast was good , wasn;t happy as couldn't sleep due to noise from flat next door, all night music and loud taklin walls so thin coud hear conversation .

over all very good. did not know that the toilet/shower room was a shared facility untill arrival as it was not mentioned in the hotels.com . excellent cooked breakfast

excellent location close to all shops.

It was ok but thought that booking had been for an en-suit room, came as a shock to have to go down the corridor for a shower and nup onto the next floor for the toilet.

It was a very good time there, the on,y thing is that I forget my watch and when I returned to take it, the woman who was cleaning look at me with bad face!

The hotel was adequate for the shortness of our stay, but the area it was in was not nice. There was a boarded up building opposite it, with what looked like a squat next door to that. When we arrived there was a dead mouse on the zebra crossing by the B&B and the following morning there was a fresh blood soaked tissue there replacing the mouse! The B&B itself was ok by there was no toilet on our floor so we had to go up a flight to get to one. The toilet was beyond small and we kept banging our heads on the wall when we used it. Although we had a shower next door, because it had a concertina door the lock went upwards this was ok until the lock slipped down halfway through my already swift scorching shower. The breakfast was good except for the mushrooms and the owner was friendly if a little nosy. I'd give it two to two and a half stars, but I wouldn't stay there again nor would I recommend it to friends.

Breakfast was excellent, hotel clean, excellent service, decor a little tired but good value for an overnight stay.

Saturday 7th July 2012 was our Golden Wedding anniversary. On 16th July 1962 we moved from Maryport to Bonchurch Road, Milton, Southsea. In July 1963 we moved to Fareham, then moved back to Maryport at Christmas 1964. This was intended to be a sentimental return, but Portsmouth and Southsea have changed so much. We enjoyed our short stay but we are unlikely to visit again.

A family run Guest House with an excellent breakfast.

Friendly welcome. Very clean rooms. The breakfast was a bit small but very tasty. Overall, we loved our stay and would visit again

the room was lovely apart from a very uncomfortable bed, the rest was really lovely. owners very friendly, breakfast wonderful,location wise ideal for catching the ferry to isle of wight.

Firstly, there is no on-site parking and the surrounding roads are residential, so struggling with bags is a problem. Secondly, some of the rooms share toilets and shower facilities - very 1990s. Thirdly, breakfast is not served until 8 am, which means if you need an early start, you'll miss this (even though you paid for it). If I had nowhere else to stay and it was late at night I'd sleep in the car and avoid having to listen to the proprietress yappy dog. AVOID!!

It was short and sweet found host very helpful andwas able to free park on street

Very friendly reception and a lovely couple running the guest house. A wonderful cook breakfast every morning, just what you need to fuel you till dinner! Very comfortable beds, I would certainly recommend this place!

Friendly and very welcoming. guest house is clean and has all nessasary ammeantaties in room. Stayed in single room, not huge but cosy and very reasonable price especially with cooked breakfast include - would definately recommend and use again if in the area.

Poor value for money. The room ( a single) is minute. I could not lay my suitcase down as it was then impossible to walk round it. The owner is very "regimental". I wasn't allowed in to the room until exactly 12.00. I left my case there, and walked around for an hour. Check out is at 10.00, which is a little early, and does not even give a full 24 hours. Heating is on for about an hour in the evening. I was cold. I wouldn't stay again.

We had a nice friendly welcome upon arrival after our long journey. Room was nice and comfortable,and our breakfasts were second to none,excellent table service by a nice friendly young lady...... We would certainly go there again and would highly recommend..............

A GREAT B&B IN A GOOD LOCATION, VERY QUIET & FREE PARKING ON THE ROAD WHICH WAS A BONUS, FREINDLY OWNERS THAT MADE US FEEL AT HOME, LOVELY FULL ENGLISH BREAKFAST THAT GAVE US A GOOD START TO THE DAY, WE WILL BE STAYING THERE AGAIN WHEN WE VISIT THE AREA AGAIN LATER IN THE YEAR...

This Guest House was run my a very charming and helpful lady. The breakfast was excellent but the room left a lot to be desired. I asked for en-suite and this resulted in a converted attic which would not have suited anyone over six foot! in the bed room, the roof slanted which resulted in us walking at an angle . The bathroom was the same but the angle reversed! Suitable for one night only!

very nice twin room plenty of choice tea coffee hot chocolate etc,very nice cooked breakfast friendly couple would def stay there again if visiting portsmouth.

landlady gave us a verbal chastisment for daring to arrive after 9.00pm. (it was 9.40) she informed us in no uncertan terms that she would have refused the booking had she known we would arrive later than 9.00pm. We felt very unwelcome as the atmosphere was unpleasant!

booked an ensuite didnt recive one shower was right down the coridor whith nowhere to change or hang clothes.the room was rather shaby and dated.

On street parking can be a bit of a faff to find but that's not the hotels fault. Our room was immaculately tended, as was the whole hotel. We only stayed over the one night but all the basics were covered perfectly. All we ever want is clean & simple and Abbey Lodge delivers. Big breakfast too!

fantastic place to stay. linda was so helpful and friendly, and the full breakfasts each morning were amazing!! would definately stay here again..

To prawdziwy angielski B&B z doskonałą atmosferą. Na każdym kroku widać dbałość gospodarzy o gości. Jednoosobowy pokój, w którym mieszkałam był mały, ale doskonale urządzony. Wyposażenie pokoju na bardzo dobrym poziomie. Pensjonat znajduje się bardzo blisko morza. Smaczne, angielskie i urozmaicone śniadania. Właściciele bardzo życzliwi i uprzejmi. Polecam.

Wir hatten zwei Zimmer gebucht. Beide zum gleichen Preis. Davon das eine sehr klein und direkt unter dem Dach. Im "Bad" waren vor dem Waschbecken die Wände so schräg, daß man schief strehen mußte um sich beim Rasieren sehen zu können. Der Teppichboden, durchgehend im Zimmerchen und im Bad war schlecht verlegt und schien abgenutzt.Die Bedienung durch die Besitzerin war gut, sehr zuvorkommend. Frühstück englisch gut. In der Nebenstraße stehen viele Häuser zum Verkauf.

Alles Perfekt, saubere Zimmer, lecker Frühstück. Das einzige Manko an unserem Zimmer war, dass die Dusche und das WC auf dem Gang waren. Ansonsten alles perfekt. Und der Preis stimmt auch.

Fantastisch welkom en zeer aardige en behulpzame gastvrouw. Kamer was top. Lekker bed en alles aanwezig wat je nodig hebt. brede keus in ontbijt.

Mycket gemytligt B&B med fräscht rum och suverän frukost. Rekommenderas varmt!

God frokost, passe avstand til strand, shopping og puber. Koselig vertskap :-)
