Small hotel very well maintained and clean. Right on beach. Stayed at el convento and el conquistador resort and this was the cleanest no mold. Great continental breakfast made it quick to enjoy your day.

The hotel is located across the street from the beach which is what we wanted. Sadly, when we checked in the clerk neglected to inform us that they were having problems with their hot water (we had none). The room (no. 8) was very small and across from the ice machine; so when they set up for breakfast we had the pleasure of waking up to the sound of staff making multiple trips to the ice machine. The neigborhood is a bit dodgy. Turning left out of the hotel lands you in a bit of a run-down neighborhood. If you want to go out for dinner, it is a twenty minute walk in the other direction. Overall a disappointing experience.

Friendly and helpful place right on the beach. Continental breakfast was good. Just beware there are nO drinks, bars or restaurants on site

The area is ok. the hotel was alright for the cost . The hot water was a challenge, and the noise factor was high. very layed back the staff was very nice and the rooms were adequate. tough to shower or sleep though

We found this hotel to be a hidden treasure. It is tucked in between the busy airport area of Isla Verde and and the Condado leading to downtown San Juan. The hotel is located along the only section of unobstructed beach still available. You are literally steps from the beach. The hotel is impeccably clean and well-maintained. The continental breakfast is good, but not extravagant. A highlight is that the hotel will allow you to borrow beach chairs, boogie boards, surf boards and bikes if you need them. There is parking on the street in front of and around the hotel. Some of the surrounding houses have not been kept up, which is shocking, given the beautiful locale, but we had no trouble with safety and there are numerous joggers along the beach. I would definitely recommend this hotel as a great find for the price, and would stay there again.

Loved the hotel and decor. I wish it was a way the hotel could insulate the rooms so that the noise from other guests could be lessened. Otherwise, we loved the hotel and plan to come back for a longer stay in the future.

We booked 3 nights at Tres Palmas -- everything was very nice, but we were shocked when the staff opened the door to our room -- #4. It is a tiny room with a double bed and no room to move. We loved everything else about Tres Palmas and would recommend staying if you can get other rooms.

My sister and I called in for a last minute reservation before flying home, we could not of had been more happy to check in after a long day to find the quality of service was so nice and they volunteer information to locations to make our stay easy. The room and hotel were very clean, what was also nice the next morning’s breakfast bar had so many choices and was kept full. The hotel amenities were great if you wanted to you did not have to leave for a thing. You have got to try the hammocks, rest and listen to the ocean so soothing. Melody and Cindy 02/04/2013

The environment was very welcoming and homey, but clean, with all the service one expects on vacation. The place is not a resort with restaurants and bars just steps away .But the space is set up almost like a resort, with pool area, seating areas, hammock area, and a lovely breakfast patio. I wouldn't walk the surrounding area at night, so it was nice to have a lovely setting in which to enjoy the evening on site after an early dinner out. It was clean, quaint and affordable, no to mention just steps from a long beach.

This was a great little hotel, a stone's throw from the beach. We were welcomed at the locked gate by the staff even though it was past midnight! The staff were very helpful in calling us a taxi when we needed one, or giving us directions to a restaurant. The hotel is just east of the very ritzy looking neighborhood of Condado with its high rise hotels, but I enjoyed Tres Palmas a lot. The neighborhood nearby isn't very touristy and some of the buildings were run down, but it was very quiet and you could hear the waves and the Coqui frogs at night. Many of the hotels we stayed in on the island were what I'd call economy rooms and this one definitely fit the bill. Small bathroom and simple furnishings, but the A/C worked great. I didn't pay much attention to the free continental breakfast as I eat gluten-free but the coffee was fantastic and they had a variety of pastries and toast, hard boiled eggs, fruit, and meat and cheese. Just a typical hotel breakfast, nothing fantastic. We had a small fridge in our room so I bought half of a papaya to eat for breakfast. There is also a hot tub and lounge area/patio up on the roof with a great view of the ocean and hammocks out front to relax in. The hotel had wifi, but the signal doesn't reach the rooms, I think since the buildings are made of concrete or stucco. We had this problem in all the other hotels as well. Probably my only complaint is that the bed was really hard, but I would stay at this hotel again in a heartbeat.

Our stay was great and the staff was helpful and awsome. I would reccomend this to everyone. We had an awsome time thanks to the peaple at Las Palmes Inn.

Tres Palmas is a great little place. The people who work there go above and beyond. It is walking distance to Condando and to the bus stop to go to Old San Juan and other places. The room was very clean. A nice romantic getaway or to gain serenity. It overlooks the ocean and is very calming.

I really liked that it was awat from the hustle and bustle from downtown San Juan but by car ride it is only 5 to 10 minutes away. The Hotel was directly across the street from the beach, which was wonderful to wake up to the sound of the waves.

Pleasant little low rise inn right opposite the beach. Comfortable, clean and friendly - not a big hotel so don't expect big hotel facilities, although beach towel, chair, boogie board all available free of charge. Beach is 'OK', perfectly acceptable but not fantastic - there is a slightly better stretch of beach about 400 yards away. No cafe/restaurant/bars in the local vicinity within walking distance - the area is very nice and mainly residential.

Cute little local motel. A little out of the way from both New & Old San Juan though. Kind of right in the middle of the two. Definitely felt like authentic puerto rico though, not like most of the touristy areas. Room was clean and comfortable but the shower was a little dirty. No network TV channels either, just a handful of cable channels.

What a great boutique hotel. We decided we did not want to stay at one of the large resort hotels, they really get you with all the extra fees. We found Tres Palmas on Hotels.com and decided to try it. Great choice. The rooms look EXACTLY like they do on the hotel website. The owner was usually around and very helpful. When we realized our room's TV wasn't getting all the channels they offered us another room, an upgrade, no extra charge. You are right across the street from a quiet beach and they have towels and chairs to take over with you. This is a must stay and I would highly recommend it and come here again. Oh and if you rent a car, which you should if you plan on going anywhere, there is plenty of parking on the street.

Best kept secret

Was there only one night. Bed sheets had hair on them. Service was good. Small pool. Didn't get a chance to see the hot tubs. Location is nice for beach access but not good access for restaurants. Do not walk around there at night. If you go anywhere drive yourself or call a taxi. It was ok for a one nighter but there are better and cheaper hotels to stay at for longer visits.

I was pretty unsure about this place when we arrived late on a Sunday afternoon. Traffic was bumper to bumper with cars crawling along blaring music loudly. Parking near the inn was non-existent. After circling for 15 or 20 minutes, we managed to find a spot about a block from the inn. It was like South Beach in Miami! The road noise continued well into the night finally settling down about 11pm. Our room was oceanfront (#15) so we had a nice view but that meant it was much more noisy. The subsequent two nights we were there it was pretty quiet other than cars going by so I think Sunday was an exception. The room itself was very clean with a TV and refrigerator. The bathroom was showing signs of age and the hot water came and went regularly. The bed was comfortable for the few nights we were there but I wouldn't want to sleep on it all week. They also had a fuzzy dark brown blanket that shed its brown fuzz on everything including your clothes. Breakfast was not very good. The usual continental breakfast but the items were not replenished regularly and the hard cooked eggs had been shelled and looked like they been there a while. Having said all that, the staff were extremely helpful and friendly and the location can't be beat. They also have beach chairs and boogie boards for guests to use. The property is extremely well kept and the garden areas were nice to sit and relax in. It was a good base for sightseeing in San Juan.

We were only there for one night, but thought the hotel was nice

The hotel itself is lovely and well maintained, located right across the street from the shoreline. A perfect location for beach lovers. The staff is very friendly and helpful. It's proximity to restaurants is not good, so you need a rental car if you don't want to use the expensive San Juan taxis. A number of good restaurants deliver right to Tres Palmas.

it is similair to our experiences in family run small hotels in Europe, not fancy chain type hotel but friendlier with nice continental breakfast included. Beautiful location, having breakfast and looking out at the ocean...short walk to some local restaurants...not walking distance into Old San Juan but we wanted a place to relax and enjoy the sun, sand and surf...did that! The air conditioning did not do much to cool the room so in mid-summer may be a bit too hot in the rooms. Overall, we liked our stay and would go back.

We enjoyed our stay at Tres Palmas. It is a pleasant little hotel directly across the street from the ocean. Bus service is unreliable so you will have to depend on taxis. The staff was very accomodating. They even took us to the emergency room when our friend needed to go. Unfortunately, the site we made our booking through had entered the wrong information for our room. They listed our room as 2 doubles, and it ended up being a 1 queen. The staff couldn't do anything because they were sold out for Easter week. Our recommendation is to check directly with the hotel to make sure you are getting what is listed on a website.

This is a really nice Hotel, very clean and well maintained. The staff is very courteous, we were offered cans of cold beers upon arrival, and were also given fruit juice in the night upon request. Jacuzzi is a plus. Complimentary breakfast was excellent, lot of variety. Ocean is right in front of the hotel, after you cross the road. Overall we had a great stay ... highly recommended.

Great little inn with about 15 rooms located in three or four buildings. The property is right across from the beach so you can hear and see the waves. The owner comes to the property every day and will make sure that you have a good time no matter where you go in Puerto Rico. The property also has everything you need to relax on the beach: beach chairs, beach towels, coolers, body surfing boards, and hammocks! This property is not located on near any other hotels so you basically have the beach all to yourself, the only downside is that there are no bars or restaurants close by.

I don't usually expect much from a hotel when i book thru hotels.com, I expect a fair price and decent. Tres Palmas felt like I had found a hidden gem. The staff meets you at the front with refreshments immediately on arrival, makes you feel like you are at home immediately, and the good vibes continue throughout your stay. The owner, Edwin, the nicest guy ever, let us borrow some bikes to go down to Old San Juan. It was a great ride and eliminated the need to fight 2 hours to find a parking spot. Its nearly impossible to find a bike rental place so we felt priveledged when we didn't see any other visitors/travelers riding bikes, it was definitely the way to go. To top everything off, there's two rooftop jacuzzis that look out right over the water. The perfect place to have a beer, day or night. Would I go back? Yes. We are going back next week.

Vi skulle kun have en enkelt overnatning der, og videre næste dag, men det virkede hyggeligt, og alt var rent og pænt.

Mindre hotel med kun 18 værelser, der alle er forskellige. Kun 2 **, men jeg syntes at det er mindst ***. Venlig og servicemindet personale. Vi ankom sent om aften, men blev modtaget af receptionisten der stod og ventede ved den låste låge. Der er mindre pool og en spa med udsigt over det Caribiske hav på hotellet. Hotellet udlåner gratis strandstole og håndklæder og i øvrigt også cykler. Beliggende i lokalområde, men med flere gode restauranter i gåafstand.Kan klart anbefales.

Megen støj (aircon fra andre værelser, vaskeri/teknikrum, nabostøj, irriterende høj musik) og irriterende lys hele natten gennem vinduet. Fik ikke det værelse vi havde booket. Utryg nabolag. Rigtig god service og hyggelig morgenmad. Hotellet som sådan er meget hyggeligt og man føler sig meget velkommen.

Es handelt sich nicht um ein typisches (Ketten)hotel. Individuell gestaltete Zimmer, jedes für sich direkt vom netten Garten aus erreichbar. Laut Hotelqualifizierung im Eingangsbereich 4,5 Sonnen, deutsches Niveau eher 2-3 Sterne. Sehr nettes Hotelpersonal, bequeme Betten, kleiner Pool, Whirlpool auf Dachterasse mit direktem Blick auf den Ozean, ordentliches, nicht sehr abwechselungsreiches Frühstück. Das Meer ist direkt gegenüber, morgendliches Frühschwimmen gut möglich. Frühstück draussen auf überdachter Innenterrasse (Blick auf Meer ebenfalls möglich), nachts nicht ganz ruhig (Autoverkehr, Brunnenplätschern, Musik, Zimmernnachbarn). Restaurants fußläufig in 10 Minuten (rechts vom Hotelausgang) bzw. 20 Minuten (links vom Hotelausgang) erreichbar. Kostenloser Fahrradverleih (gute Räder !), auch Strandstühle, Mini-Surfboards kostenlos. Meine Frau und ich (Jahrgang 1963) würden hier wieder buchen - trotz auffallend vieler Stechmücken. Getränkeautomat für Softdrinks vorhanden - ein Dollar. Preise für Taxen zum Flughafen und zum Cruise Terminal im Januar 2013 jeweils ca. 17 Dollar.

Bezogen auf die zwei Sterne ein schönes und gutes Guesthouse. Direkt am Meer, durch eine Strasse getrennt, die aber nicht stört. Sehr freundliches Personal. Das Frühstück einfach, aber ausreichend. Die Lage: keine besonders gute Umgebung. Auch keine Geschäfte, bis auf einen Supermarkt, ca. 10 Minuten zu Fuss dorthin. Etwas entfernt von der Hotelgegend "Condado" und "Old San Juan". Mit dem Bus ist alles sehr gut zu erreichen, aber nicht zu Fuss. Ist man alleine unterwegs, sollte man ab Dunkelheit ein Taxi nehmen.

Vi stannade bara en natt men tyckte mycket om detta hotell. Mycket trevligt bemötande!

Loved this place, super cute and extremely nice staff. It's a bit off the tourist area, so the beach is practically empty. A bit of a walk or a short bike ride to restaurants though. They have bikes, beach towels and beach chairs for the guests to use, there is a jacuzzi on the roof overlooking the sea (very romantic) and the garden and pool area is very nice. Nothing like a big resort or chain. This is a great place for a calm, relaxing, romantic get-away.

Hotel looks very encouraging on the pictures. IN reality looks like a hotel for students and low budget travellers. However, indeed the price is not so low. Sea view is only at the terace and during the breakfast, In the room I felt like in the basement, no view at all.
